JOB SUMMARY To ensure all accounts due for preparation/ notarization are timely and completely prepared/ notarized and endorsed for BIR processing within the service level agreement. DUTIES AND RESPONSIBILITIES 1. Oversee the team for the preparation of Deed of Absolute Sale 2. Ensures that all prepared DOAS are sent to buyer for signature 3. Ensures accuracy of request for check preparation (Documentary Stamp Tax) for all prepared DOAS by the staff and supervises them for proper monitoring. 4. Monitors all sent DOAS to buyers are being followed up for return for processing of DOAS notarization 5. Coordinates with various departments/ sections regarding DOAS, CWT and BIR dockets concern 6. Ensure that the team was able to coordinate with the buyers with issues thru email, call and follow-up letter for compliance. 7. Attends to buyer's concerns and ensures proper monitoring and implementation of buyer's request thru CRM system within the service level agreement. 8. Monitors the team for the compliance of Accounting-Taxes team for the transmittal of original copy of Creditable Withholding Tax (CWT-1606 form) 9. Monitors and follow-up accounts with CWT issues to Accounting- Taxes team according to turnaround time 10. Monitors the compliance of other section for the transmittal of original copy of Documentary Tax (DST-2000-OT form) based on the turnaround time. 11. Ensures the team compliance for the endorsement of collated BIR dockets to Registration team for transmittal to Service Providers/ Taxes Team. 12. Continuously recommends and implements new/improved systems/procedures to enhance Title Transfer Documentation process. 13. Prepares a report (twice a month) for TDOC group (DOAS, CWT, Docket endorsement & HDMF compliance) 14. Attends to request and queries of clients and sellers 15. Performs tasks that may be assigned from time to time. JOB QUALIFICATIONS AND SKILLS REQUIRED a. Must be a graduate of Bachelor's/College Degree in Business Studies/Administration/Management or its equivalent. b. Preferably with at least 5-7 year(s) of working experience in Title Transfer or Real Estate. c. Possesses good oral and written communication skills. d. Proficient in SAP application and MS office application (word, excel, PowerPoint). e. Must be focused, driven and team player. f. Results-oriented and with ability to work under pressure / minimum supervision. g. With ability to manage people effectively. h. With good moral character and interpersonal skill Show more Show less
