JOB SUMMARYThe Project Development Manager is responsible for overseeing project profitability and managing the full cycle of the project development process, including feasibility studies, project design & planning, project launch & implementation, turnover to clients and set-up of property management operations. The PDM champions project success by leading and working with his / her partners from Design & Construction, Finance, Sales, Marketing, Permits & Property Management to ensure timely accomplishment of milestones.KEY RESPONSIBILITIES1. PROJECT INCEPTION· Gather data necessary for competitor and market analysis· Analyses competitor and market data and recommends project concept and pricing2. PROJECT PLANNING· Recommends ideas for project conceptualization such as product mix and sizes· Assists the Permits Group should there be problems in the acquisition of permits and licenses· Conducts financial analysis and come up with a special template should the need arises· Spearheads project launching and uploading3. PROJECT IMPLEMENTATION· Monitors project budget· Monitors Sales and Marketing budget· Analyses budget data across multiple projects to determine how to minimize the overall costs of the cluster effectively· Overseas Sales and Marketing activities· Ensure timely construction progress· Attends to all sales-related inquiries to ensure a smooth booking process· Analyses and recommends strategies to move project inventory· Inventory Management· End to end Real Estate Cycle· Can handle a one- man-show PD works4. PROJECT TURNOVER· Monitors turnover and acceptance rates of units to clients· Assists in ensuring units are turned over timely and in acceptable conditionQUALIFICATIONS

Graduate of a Bachelor's degree in Business, Marketing, Marketing Management, Economics, Civil Engineering, and other related courses, preferably with an MBA
Demonstrates strong & decisive leadership skills
Must be highly entrepreneurial, with a strong sense of ownership
Must be highly analytical, strategic, organized, results-driven, resourceful, and innovative
Must be both task-oriented and relations-oriented
With experience supervising staff
With at least 4-8 years of experience in the real estate industry
With experience in conceptualizing projects for development, conducting feasibility studies & market research, and designing sales & marketing strategies
Ability to travel frequently within the assigned area as required
