- Space Sourcing and Lease Negotiations- technical knowledge on space sourcing, commercial and office space leasing and negotiation, real estate due diligence for contract of lease.
- Contract of lease drafting and review.
- Communication and relationship building with Landlords.
- Lease portfolio management.
- Degree in real estate, business or finance related course.
- Minimum of 5 years’ related experience in office/commercial space acquisition.
- Around 5 years’ experience in contract of lease review and management.
- Experience in Construction Project management is a plus
- Travels to different locations/provinces to conduct office space sourcing based on standard criteria.
- Presents building survey report to all the stakeholders and coordinates/secures necessary stakeholders and management approval.
- Handles negotiations with Landlords/Building Administrators.
- Handles contract review and negotiation, including consolidation of due diligence and Third-Party Risk Management requirements.
- Coordinates with the Workplace Solutions Specialist and office designers for the technical ocular for the shortlisted or approved spaces.
- Submission of notification to Insurance Commission
- Application for Tax Declaration.
- Oversee of payment of Real Property Taxes
- Handle negotiations with the Landlords for the renewal of lease.
- Handles contract review and finalization in coordination with legal.
- Conducts technical ocular with designers and consultant to determine the technical feasibility of proposed office space.
- Oversee the production of office design by working with office designers and stakeholders.
- Define and determine project objectives, scope and schedules for new office fit-out or office renovation to suit Business unit requirements.
- Approves all technical plans, design, material specification and work procedures for all office fit-out & renovation works following standard engineering procedures.
- Prepare cost estimates, secure approval on total project cost and monitor project award and payment transactions to ensure that all fit-out projects are delivered within the approved budget limits.
- Administer Interior office Fit-out Project Management Programming, Space planning, Design Development, Construction Documentation, Tender & Award, Contract Administration and Close-out phases of each project in coordination with Consultants and Contractors following standard procedures and established internal controls
- Recommend canvass approval and handles acceptance of services/items for all office fit-out construction, furniture and equipment requirements,
- Employs a construction management methodology and control process in the design and construction to ensure the projects are completed on schedule, meet contract specifications and is in accordance with the project cost.
- Oversee and/or coordinates with internal and external stakeholders for the regulatory compliance for the construction and/or operations of offices.
