Your Role, Your Impact Lead and manage the assigned Turnover Assistance Team (TOAST) to ensure residential units reach Full Acceptance (FA) status. Oversee the documentary close-out of projects and ensure compliance with company standards. Prepare and review reports on the status of residential units and project progress. Coordinate with engaged External Construction Management teams, contractor representatives, and other project staff to ensure smooth operations. Reports to: Project Management Senior Manager / Project Management Manager Duties and Responsibilities Ensure timely turnover of residential units to BTG with a target average of four (4) FA units per workday. Supervise and ensure accurate review, consolidation, and submission of close-out documents to GPMC and Head Office. Lead project site walk-throughs and inspections to maintain quality and safety standards. Implement and monitor health and safety objectives, targets, and programs, promoting an accident-free workplace and compliance with statutory and legal requirements. Implement and monitor environmental protection objectives, targets, and programs, promoting an environment-friendly workplace and compliance with applicable laws. Address turnover and CRM issues raised by SAP/CRM coordinators promptly and effectively. Prepare necessary reports and provide updates to management. Perform other leadership duties that may be assigned from time to time. Who We're Looking For Bachelor's degree in an engineering or technical field from a reputable institution, preferably Architecture or Civil Engineering; valid PRC license or equivalent required. Preferably with at least 5 years of work experience in construction management of vertical and horizontal developments, including supervisory experience. Strong leadership, diplomatic, and motivational skills. Proven ability to work creatively and analytically in a problem-solving environment, demonstrating teamwork, innovation, and excellence. Excellent leadership, communication (written, verbal, and presentation), and interpersonal skills. Self-motivated, decisive, and adaptable to change and competing demands. Intermediate proficiency in MS Project, Excel, PowerPoint, and SharePoint. Flexible with proven ability to conform to shifting priorities, demands, and timelines through analytical and problem-solving capabilities. Must be able to learn, understand, and apply new technologies. Proven ability to demonstrate a drive for results and accountability for business needs.
