The PMO Engineer is responsible for the technical management, quality control, inspection, and turnover of residential housing units under the company's real estate development projects. The role ensures that all units and common areas comply with DHSUD, Pag-IBIG, bank, and internal quality standards prior to turnover to buyers.The PMO Engineer plays a critical role in final inspections, punch listing, defect management, and smooth turnover of units, while also assisting in early-stage property operations and coordination with homeowners and the Homeowners Association (HOA) of subdivision developments.Duties and Responsibilities:
  • Conduct inspection and punch listing of housing units and common areas prior to turnover
  • Coordinate and facilitate Pag-IBIG, bank, and other external inspections
  • Ensure units are fully compliant and ready for inspection and turnover requirements
  • Monitor and verify completion of all punch list and rectification works
  • Assist in turnover of units to buyers, including walkthroughs and documentations
  • Address and validate technical concerns raised during inspections and turnover to ensure proper resolution prior to acceptance
  • Coordinate with buyers regarding unit concerns, schedules, and acceptance
  • Supervise contractors for repairs, finishing, and corrective works
  • Coordinate with DHSUD regarding documentation and compliance matters
  • Ensure quality compliance with approved plans, specifications, and standards
  • Prepare inspection reports, punch lists, and turnover documentation
  • Coordinate with Operations, Sales, and Compliance & Documentation teams on project completion and turnover schedules
  • Monitor site readiness including utilities and basic services prior to turnover
  • Assist in HOA coordination for subdivision operations and community setup
  • Support project close-out and proper handover of completed housing phases
  • Bachelor's Degree in Civil Engineering or a related course
  • At least 2-3 years of experience in property management, construction, site supervision, or housing project turnover
  • Experience in residential subdivision development
  • Exposure to Pag-IBIG, bank inspections, or housing loan processing is an advantage
  • Preferably with experience in handling DHSUD matters
  • Proficient in MS Office applications (Word, Excel, Powerpoint)
  • Experienced in CAD and structural design softwares
  • Strong technical knowledge of residential construction and building systems
  • Familiarity with housing quality standards, building codes, and safety regulations
  • Knowledge in punch listing, quality control, and turnover procedures
  • Strong coordination skills with contractors, buyers, internal teams, and external inspectors
  • Ability to handle Pag-IBIG and bank inspection requirements
  • Strong documentation, reporting, and organizational skills
