Senior Residential Construction Estimator & Procurement Manager

You&aposll be instrumental in increasing profitability by optimizing project costs through strategic procurement and driving sales by delivering accurate, timely estimates to our prospective customers. In this dual-role position, you&aposll be responsible for producing professional, accurate, and timely customer proposals while leading centralized procurement efforts across all projects. You'll work cross-functionally with sales, construction, and operations to ensure we deliver high-quality builds on time and on budget. * Your Role & Responsibilities * Create Timely, Accurate, Professional Construction Estimates - Develop detailed and accurate customer proposals based on architectural drawings, site-specific factors, and scope of work. - Perform quantity takeoffs for materials, labor, and subcontractor needs. - Collaborate with the sales and design teams to tailor estimates to customer preferences and ensure clarity in scope. Centralize and Lead Procurement Operations - Source and negotiate pricing with suppliers and subcontractors to achieve optimal cost, quality, and schedule. - Request and compare quotes for custom and standard scopes of work. - Develop and nurture a reliable network of subcontractors and suppliers, ensuring competitive pricing and quality workmanship. Maintain and Improve Estimating & Procurement Systems - Develop standard pricing templates and update cost databases regularly to reflect fluctuations in material costs and subcontractor rates. - Identify opportunities to improve pricing accuracy and reduce procurement risk. - Work with project managers to track actual costs against estimates and update future proposals accordingly. Cross-Functional Collaboration & Communication - Serve as the bridge between sales, operations, and construction teams to ensure estimates, materials, and labor needs are aligned. - Communicate clearly with subcontractors and suppliers to foster strong, durable and professional relationships. - Respond promptly and effectively to customer and internal inquiries regarding scope, pricing, or materials. Support Operational and Financial Goals - Assist in value engineering and cost-saving strategies. - Ensure proposals support both competitive pricing and strong project margins. - Collaborate with operations and construction on timelines and budget tracking. * What We&aposre Looking For * Construction Estimating & Procurement Experience - 5+ years of experience in procurement, estimating, or quantity takeoff in residential construction in the U.S. - Prior experience with construction materials vendors, general contractors, or residential homebuilders in the U.S. - Proven ability to produce accurate and client-ready proposals in a fast-paced environment. Deep Knowledge of U.S. Residential Construction - Deep understanding of construction methods, materials, trades, labor requirements, and cost structures within the U.S. residential construction industry. - Ability to interpret architectural plans and specifications. Detail-Oriented & Analytical - Exceptional organization skills, with strong attention to detail in both pricing accuracy and procurement tracking. - Skilled at balancing cost efficiency with construction quality and customer needs. - Ability to work independently, manage multiple deadlines, and proactively solve problems. Strong Communication & Negotiation Skills - Professional, structured, and clear communication style-both written and verbal. - Experience building and maintaining vendor and subcontractor relationships. - Proven ability to negotiate effectively and secure favorable terms with vendors and subcontractors. Tech-Savvy & Systems-Oriented - Strong proficiency using estimating software, CRMs, spreadsheets, construction management software, and shared drive systems. - Familiarity with project management platforms (e.g., Asana, Monday.com ) or construction management platforms (e.g., Contractor Foreman) is a big plus.
