MAINTENANCE ASSOCIATE

• Responsible for the physical upkeep and operational efficiency of commercial, residential, or industrial facilities.
• Should have experience in building maintenance (plumbing, electrical, genset)
• Perform minor repairs on electrical (outlets, light fixtures), plumbing (leaks, clogs), and HVAC systems (filter changes, belt replacements).
• Conduct scheduled inspections of building components, such as roofs, gutters, and fire safety systems, to identify and address issues before they escalate.
• Handle general carpentry, drywall patching, painting, and flooring repairs for interior and exterior surfaces.
• Manage landscaping, snow removal, trash disposal, and seasonal setup of outdoor amenities.
• Monitor security systems and ensure the building complies with local fire codes and OSHA safety standards.
• Respond to tenant or supervisor maintenance requests, manage inventory of supplies, and coordinate with specialized external contractors for major repairs.

• A high school diploma or GED is usually the minimum requirement; technical training or a vocational degree in trades like plumbing or electrical is often preferred.
• At least 2 years of experience
• Proficiency with hand and power tools, the ability to read blueprints and technical manuals, and basic knowledge of CMMS (Computerized Maintenance Management System) software.
• Strong problem-solving abilities, time management to prioritize competing tasks, and professional communication skills for interacting with tenants and vendorS.
• Capability to lift 50+ pounds, climb ladders, and work in confined spaces or adverse weather conditions.
