The Sales and Marketing Manager is responsible for overseeing all aspects of the sale of real property. They commonly work with a team of agents to ensure that each one is performing their job effectively and in accordance with company standards.Additionally, he or she can be responsible for creating new business prospects, maintaining customer connections, and directing and advising other employees.SALES1. Meets regularly with clients to discuss their needs and concerns in order to identify new opportunities for sales growth.2. Establishes and maintains relationships with brokers and agents in order to develop new business opportunities.3. Negotiates contracts with sellers to ensure that all parties are satisfied with the terms of the agreement.4. Identifies opportunities in the market to increase sales volume or profit margins through new marketing strategies or product offerings.5. Coordinates with other members of the team to prepare for events such as open houses or new home launches.6. Presents offers to sellers on behalf of clients in order to facilitate negotiation of price and terms of sale.7. Reviews market conditions and identifies trends that could impact prices or interest in a particular neighborhood or area.MARKETING1. Establishes, promotes, and maintains his/her company’s brand to generate business.2. Develops strategies and executes tactics that communicate their company’s brand message.3. Works with agents, vendors, lawyers, and members of the press to establish a high profile for the business.4. Develops and implements strategic marketing and sales plans and forecasts to achieve corporate objectives for products and services.5. Promotes property through marketing initiatives and maintaining social media presence at property level and at a corporate level.6. Updates knowledge of sales related legal documentation and property management, as well as updates and manages social media profiles.7. Maintains accurate information on company website and designs promotional web landing pages to track effectiveness of other marketing initiatives.8. Provides guidelines and guidance to personnel on the application of procedures, and monitors and follows up on specific tasks and project deliverables.9. Drafts press releases, representing the company to media outlets, develops annual forecasts, and seeks to minimize marketing expenses.10. Manages overall sales and marketing activities that include market research, sales presentations, analysis of sales and marketing trend, and advertising and marketing promotional events.ADMINISTRATIVE MANAGEMENT1. Observes and consistently commits to abide all company policies, procedures and employee code of discipline.2. Submits itinerary, travel expense reimbursement, activity plans, liquidations and other reportorial requirements within the prescribed period of compliance.3. Submits departmental reports to immediate supervisors.People Management1. Completes operational requirements by properly assigning employees, and make recommendations for change in roles or coverage of assignments or team configurations in order to maximize employees’ productivity.2. Maintains the approved/current manpower complement by recruiting, selecting, orienting, and continuously training employees.3. Maintains the job results of the approved/current manpower complement by constantly and periodically counseling employees; planning, monitoring, and appraising their job performance and results.4. Maintains professional and technical knowledge by attending educational workshops/trainings; reviewing professional publications; establishing personal networks; participating in professional societies.5. Ensures that the team is aligned with the same objectives, strategies, and activities at all times.6. Motivates employees by ensuring that all team meetings are also used as venues for continuous learning of team members.7. Provides general guidelines and over-all directions to team members in relation to compliance, discipline, and human relations.
